Are
you looking to buy a home in the South Vacaville area but don't know how far
your budget will take you?
Well, we will tell you about three homes that just sold this past month in the South Vacaville neighborhood. We will break everything down, from home features to nearby parks and prices, so you know what to expect.
So the South Vacaville neighborhood consists of several different subdivisions. You can find various older homes in the more established communities built in the 1980s. Then a series of developers are building new homes on the east side right now, so you'll find what you need in the South Vacaville neighborhood. However, you will see quite the range depending on what community and house you choose, as there have been sales in the past six months that range from $485K to $927K.
There are a lot of reasons why the South Vacaville area is desirable.
- It's in the highly-rated Travis Unified School District.
- There are a lot of great parks.
- Less than 5 miles from the Fairfield/Vacaville Amtrak Station, it can take you to Sacramento or San Francisco.
We also see many people on active duty
in the air force in these communities because it is just 5 miles away from
Travis Air Force Base! I will say it takes about 10-15 minutes to get to the
freeway depending on how you hit the lights, and South Vacaville is known for
being windier than the North Side; however, a lot of people don't mind for the
type of home you can find, the school district that it's in, and really, how
family-friendly it is!
So if this intrigues you, we'll tell you about three different homes that have sold in the past month. Hence, you know what to expect from the other communities within South Vacaville and what it will cost you!
This first house sold for $545,000 and was on the market for 37 days, which is longer than we've seen, especially in this price range. But this home probably did deter many buyers due to the photos. But it is a good house—four bedrooms, two baths, 1562 sq. ft, and is in the Alamo Creek Subdivision. The home was built in 1989, which is typical for the subdivision, but these homes have more oversized lots, and this one is over 8,000 square feet, which is excellent. Another great feature about this neighborhood is that there aren't HOA fees, and many homes are within walking distance of Foxboro Elementary School! This home sold for $10K under asking, and the seller gave the buyers $15K in concession. It was probably a result of how the home was presented online and the timing at which it went on the market. Still, you can expect homes here to be a little older than others in the area, but they'll also have larger lots when compared to a lot of the new builds.
The second home is in the Southtown Subdivision. These homes are newer and built in 2012. You'll find that these homes are more turnkey and have more updated features. They also have smaller lots, this one has a 4809 sq. ft. lot, but it is 1908 sq. ft., with three beds and 2.5 baths. Now this was our listing, and it sold for $16K over asking and was off the market in 2 days. We see these newer homes in such excellent condition go quickly right now. But it comes at a higher price range- this one sold for $625,000 with an all-cash offer.
Now a great thing about this neighborhood is it's close to Magnolia Park! This park has a lot of great features about it, one of them being that there is a fire station adjacent, so if you need to be close to emergency services, the Southtown area is perfect for you! If you have kids, you will go to Cambridge Elementary, Golden West Middle, and Vanden High School, all of which are highly-rated schools in the Travis Unified School District. Homes in the Southtown subdivision do have mello-roos tax, so that's an additional cost you'll want to factor in when deciding which area is right for you!
Now onto the third home in the
Westgate subdivision within the Foxboro neighborhood. This four-bedroom,
two-bath house is significant, with 2340 sq. ft. and a .25 acre lot! These
homes will be more prominent; think 2,000-4,000 sq ft homes and larger lots-
some are even on .3 acres! Because of this, you will see houses in the Westgate
subdivision go for more money than most in the South Vacaville area. This home
was on the smaller side for the community and sold in 1 day for $749,000 with
an all-cash offer.
These homes, built in 1998, are typical for this community. You will find in Westgate, with older homes, that some need to be updated. In contrast, others are modernized with contemporary design. However, this community offers larger lots with room for recreation vehicles on the side or pools in the backyard, which you see less than in the Alamo Creek or Southtown subdivisions. This home is near Cannon Station Park with basketball courts, tennis courts, a large playground, and a huge grass area, so perfect if you are active and have children or pets! Your children would attend Foxboro Elementary, Golden West Middle, and Vanden High School. Overall, the Westgate community is perfect for those with larger families who may have multi-generational needs or want extra space in the yard but expect to pay. $750,000 and above for most homes here!
